How To: Submit A HUD Offer

The mission of this website is to assist our fellow neighbors and colleagues in submitting an offer for a HUD owned property.  Please be sure to carefully read each section prior to your submittal. The official HUD website is www.hudhomestore.com

HUD (Housing and Urban Development) is aiming to "create strong, sustainable, inclusive communities and quality affordable homes for all." For buyers interested in HUD properties, this information may seem intensive. It is in your best interest to find an experienced agent who can guide you through this process step-by-step. Click here to learn more about Westcott Properties' knowledgable agents.

1.   It is our recommendation that an agent search the property on HUD’s website prior to schedule a viewing or drawing up an offer. The property listing includes any stipulations before all offers can be submitted.  For example, some properties may involve specified periods in which only owner occupants, government agencies, or non-profits may bid. (Note: This is not typical of every property.) If you cannot find the property, it is not currently available for offer submissions. Please check back regularly until it is available.

2 .  From the Homepage, search for your desired property.

3 . Once the desired property is found and selected, there is a button located at the bottom of the page labeled “HUD registered bidder? Submit an offer.”

4 . After clicking this button, you will be taken to the offer form, which must be completed in full. (Note: To begin the form, agents must first provide their HUD specific NAID (Name And Address Identification Number).)

*For agents that do not have an NAID number, you must sign up in order to proceed with your submission. An agent may sign up utilizing their broker’s NAID number.  If your broker is unsure of their number, please follow the instructions below. (Note: Your principal broker must be registered in order for you to register. If they do not currently have an NAID, it is mandatory they register in order for you to submit any offers.)

a.     Click the NAID Registration link
b.     Click the Bidder Application link and complete the form
c.      Click the Selling Broker Certification link and complete the form
d.     Find the correct address for your state’s Homeownership Center, and submit the forms.

*Please Note: The only way an agent can submit an offer is through his or her own name. If an agent uses another name, or asks the listing broker to submit the offer, the agent will not receive commission. HUD grants the commission to the corresponding NAID.

*If you are a buyer's agent, please note that you must submit an offer to both our company and hudhomestore.com
